EMD Funding
Thank you for choosing 5 Oak Strategies to fund you earnest money deposit!
We require a 5% ($250 minimum non-refundable deposit).
This is to underwrite your EMD request, cover wire fees, and transaction coordination. This deposit will be applied to the total EMD being requested and will not be refunded if the deal cancels for any reason. This will be collected right before funding your request, after all contracts are executed and agreed upon. This fee will be wired/zelled directly to us and the paperwork will reflect the difference between the inital deposit and fees.
Fees for EMD Loan are as follows:
$0-$5,000.00 we charge $1,500.00
$5,001.00-$15,000.00 we charge $3,000.00
$15,001.00-$25,000.00 we charge $6,000.00
$25,001.00-$50,000.00 we charge $15,000.00
$50,001.00-$75,000.00 we charge $22,000.00
$75001.00-$100,000.00 we charge $30,000.00
Anything over $100,000.00 will be on a case by case basis and need to be discussed over the phone.
Transactional Funding

Our fee structure:
Loans up to $500,000.00 = 1.75% ($1250.00 minimum)
Loans $500,000.00-$1M = 2%
Loans $1M-$1.5M = 2.25%
0.2% per day fee for additional days money is held in escrow.
More than one title company/attorney involved in double close = Addtional 1.5%
Additional paperwork/terms, adding us to operating agreement = Additional 1.5%
